Sending me more emails about the units available at your new ugly condo dubbed "the Floridian" will not compel me to buy one of them. Week after week, month after month you keep emailing me about this property. Evidently, you're not selling units. That's because you're asking for too much money in a neighborhood that, though lovely, now has excess condo capacity. If you lower your price, I might buy one! And if not me, surely someone else will.

When I was 28, I wanted to buy a time share at the beach.
Just this past Saturday, I sat on the roof of Nelly's admiring the Floridian. I looked up the website on my iPhone (one of the great joys in owning one is viewing the pdfs of floorplans of buildings you see while out and about) and much to my annoyance, Urban Land Company INSISTED that one register with email address to view them floorplans.
Having just read your post, I am MOST glad that I did not!
PROTIP: This is not passiveaggressivenotes.com, Matty - if you intend to match the quality of Ross's posts (though I do disagree with the man often, his output is well-crafted) with quantity, at least mail it in in a less obvious fashion.
I wonder if this "Floridian" condo is in any way related to those Glengarry leads...

If the current owner lowers the price it will have to reduce the asset value on its books of unsold units. This might be an event of default under existing loans, will inevitably dent if not obliterate this quarter's earnings from other operations, and could have various other unpleasant results.
Of ocurse, if you offered them whatever you are willing to pay, they might just take it.

There's a one bedroom and three bedroom on Redfin. I like the kitchens, but you weren't kidding about the overpricing.

Offer to take one off their hands for nothing if they throw in $100,000 to cover future taxes and fees.
$500+/sq.ft. is typically pricing for DC's nicer neighborhoods. To pay that much to live at 9th NW & Florida is a fool's game, given the number of perfectly nice condos selling for the same rate or less is more desireable locations.
You might be able to negotiate a deal where you pay "list price" but get very favorable financing and convince the developer to waive taxes and fees for a few years. I, however, will prefer to watch the train-wreck of overbuilt, overpriced DC condos coming online in slow motin.
Maybe if you buy the condo they'll throw in a set of steak-knives.

I read that a developer in Las Vegas was selling condos, buy 1 get 1 free.
Meanwhile, the price of condos in San Francisco continues to rise precipitously, with no end in sight.

Stay away from buying Condos now, just remember that NYT report recently. A horrible story about half empty new Condo buildings and the sad consequences for the poor folks living there:

Even if you buy at bargain prices, do you really want to live in a dimly lit tower, facing maintenance shortcommings everywhere, and still pay ridiculously high HOA fees?
My understanding is that the views rock.
